1. Introduction

Welcome to Century 21 Property Management Bravo. These Terms and Conditions govern your use of our website and services. By accessing this website or engaging our property management services, you agree to these terms. If you do not agree, please do not use our site or services.

2. Services

Century 21 Property Management Bravo provides property management services including tenant placement, rent collection, maintenance coordination, lease administration, and financial reporting. Service scope, fees, and duration are outlined in the signed management agreement between the property owner and Century 21 Property Management Bravo.

3. Owner Responsibilities

Property owners agree to: (a) provide accurate information about the property; (b) maintain appropriate landlord insurance; (c) fund approved repairs and maintenance promptly; and (d) comply with all applicable Alberta landlord-tenant laws, including the Residential Tenancies Act.

4. Tenant Responsibilities

Tenants agree to: (a) pay rent on time as per the lease; (b) maintain the property in good condition; (c) carry tenant liability insurance as required; (d) report maintenance issues promptly; and (e) comply with all building rules and municipal bylaws.

5. Fees & Payments

Management fees, leasing fees, and any additional charges are detailed in the management agreement. Fees are typically deducted from rental income before disbursement to the owner. Late payment penalties may apply as permitted by Alberta law.

6. Limitation of Liability

Century 21 Property Management Bravo acts as an agent for the property owner. We are not liable for: (a) acts of God, including fire, flood, or natural disaster; (b) tenant-caused damage beyond reasonable prevention; (c) losses resulting from incomplete or inaccurate information provided by the owner; or (d) market conditions affecting rental income or property value.

7. Website Use

Our website content is for general informational purposes. We make reasonable efforts to keep listings and information current but do not guarantee accuracy. We reserve the right to modify, suspend, or discontinue any aspect of the website at any time without notice.

8. Privacy

Your privacy is important to us. Personal information collected through our website or during the provision of our services is handled in accordance with our Privacy Policy and applicable Canadian privacy laws.

9. Changes to Terms
